Warrington Coastal Retreat is a contemporary family home set within the dramatic landscape of Otago's Warrington Beach. The clients wanted a home that felt like a permanent holiday, embracing their active coastal lifestyle while remaining connected to the local community and environment.
The design draws inspiration from the iconic Sea Ranch development in California, with three timber-clad pavilions positioned to maximise views, sunlight and sheltered outdoor living. Set back from the headland to reduce its visual impact, the home sits comfortably within the surrounding landscape. Native planting has gradually replaced exotic pine plantations, helping restore the site and strengthen its connection to the wider coastline. The result is a contemporary family home with a strong sense of place and a natural connection to its coastal environment.
Challenge
Set high on an exposed coastal headland overlooking Warrington Beach and the tidal inlet of Blueskin Bay, the home is exposed to high UV levels, salt-laden air and challenging weather conditions. Timber was a fundamental material choice throughout the project, with cedar cladding playing a significant role in the home's architectural expression.
Selecting a coating system that could both protect the timber and complement the design was essential. The challenge was to preserve the natural character and texture of the cedar while supporting the design intent of creating a home with a strong sense of belonging and continuity with the landscape.
Solution
Crafted almost entirely from timber to reflect the essence of the vernacular barn, the architectural design is shaped as a collection of simple timber-clad forms orientated to capture separate views of the coastline, provide shelter from prevailing conditions and distinguish the living and bedroom wings. Given the importance of cedar as a primary exterior material, the specification of a suitable timber finish was a key consideration.
Dryden WoodOil in Elm was selected for its natural finish and its proven suitability for New Zealand conditions. The finish enhances the grain and natural warmth of the cedar while reinforcing the restrained material palette central to the project. Dryden's penetrating, water-repellent formulation helps reduce excessive warping, cupping and splitting by limiting moisture absorption, allowing the natural character of the timber to remain visible as part of an ongoing maintenance programme. The Elm tone was chosen to help the home blend into its stunning coastal surroundings and support the architectural vision of a building that would weather naturally over time.
The timber protection strategy extended across the entire project, with Dryden Decking & Hardwood Oil specified for exposed decking areas and Dryden WoodMaster in Dune used internally to enhance the natural colour of the timber throughout the home.
Outcomes
The completed home successfully delivers on the original vision of a contemporary coastal retreat that feels embedded within its landscape. The cedar cladding continues to maintain its richness and character while integrating seamlessly with the surrounding environment. The Dryden specification has provided confidence that the timber is protected against the challenges of its exposed coastal location, while allowing the natural cedar to be maintained and refreshed as part of its ongoing care.
By balancing timber protection with architectural expression, the chosen finish has allowed the natural beauty of the cedar to remain a defining feature of the home. The result is a restrained and enduring coastal residence where the timber, architecture and landscape work together to create a strong sense of place, while supporting the natural weathering and character of the cedar in a demanding seaside environment.
